Gas Safety Checks And Certification

People who have any domestic gas appliances installed in their home should have them checked by a Gas Safe registered engineer at least once a year. The checks are carried out to ensure that the gas appliances are operating safely, and do not consitute a danger from gas escapes, fire risks or carbon monoxide poisoning. After the checks have been carried out, a safety certificate is produced. As a homeower, you are not legally required to have a Gas Safety Record. You should still get all your gas appliances checked and serviced every year by a Gas Safe registered engineer for your safety. As a landlord letting a residential property, you have a legal duty to ensure that your gas appliances are checked and certified as safe to use on a yearly basis.

Landlord Gas Safety Certificates

If you are a landlord and you have any gas appliances in your rented properties which are owned by you, it is a legal requirement set out in the Gas Safety ( Installation and Use ) Regulations 1998 by the HSE ( Health & Safety Executive ), that you have your gas appliances checked by a Gas Safe registered engineer every year. A landlord does not have a legal duty to arrange maintenance on any gas appliance that has been provided and used by the tenant. A tenant should notify his/her landlord well in advance if he/she are considering arranging for gas appliances to be installed/ replaced. It is good practice for a tenant to ask his/her landlord to include his/her appliance(s) (at reasonable cost) within the gas safety maintenance/check they arrange with a Gas Safe registered engineer.

How much does it cost for a Gas Safety Check?

We charge a flat rate callout charge of £80 per dwelling ( house,flat,apartment) which covers for a maximum of 2 gas appliances/dwelling. Any additional appliances are charged at £10 each.
